SPITZER MARINA LORAIN, OHIO This project was sited on the banks of the Black River only twenty minutes from downtown Cleveland. The 450 milliondollar complex was conceived as a highend regional destination resort known as Spitzer Marina. The development included three hotels, a convention facility, a performing arts center, festive retail, family entertainment, recreational facilities, and a marina all organized around a central casino/gaming complex. Exline Design was charged with the concepting, preliminary master planning, design, and presentation of this progressive gaming project. The planning assignment was conceived as a pilot project intended to spearhead an effort to legalize gaming in the state of Ohio. Working closely with MANAGEMENT RESOURCES of Tustin, California, and their client SPITZER GREAT LAKES LTD., of Lorain, Ohio, Exline generated a presentational package that included a concept master plan, a site model, preliminary building designs, concept renderings, and a guest experience narrative. The development was to be built on the former site of the American Shipbuilding yard, and take advantage of two large drydocks that still existed on the property. The master plan capitalized on these existing conditions by locating the casino complex on a resultant island situated in the center of the site. The gaming centerpiece anchored the project with all hospitality, convention, shopping, entertainment and recreational amenities located just across the water and immediately adjacent to the casino. The surrounding marina serviced pleasurecrafts and yachts sporting along Ohios north shore of nearby Lake Erie. ![]() |
